I used this to finish a 4x8 birch plywood sheet for use in a furniture project. It was followed with Parks water base poly. The pros include
- Very low odor
- Easy to spread with a foam roller.
- Fast drying, less than two hours during a 80 degree day.
- Reasonably priced in the 1 gallon jug.
- The plastic jug is much easier to manage than a can. You can pour directly from the jug without spilling any.
- Dries very clear, without the typical oil based poly honey color, which may be benefit in some cases.
Cons
- Doesn't sand as easily as some other sanding sealers. It just seems harder, almost like a finish coat. With most sanding sealers I can use a sanding block with 180/220 grit, and the sealer powders off easily. This stuff took some real elbow grease, and I actually gave up before taking out the ripples and achieving a flat finish. That's with a Porter Cable 4" sander and a 150 grit sanding screen.
This product is intended for floor finishing, and seems harder than furniture grade products. I suspect it's wonderful for floors, but give it only 4 stars for furniture use. However I really like the matching Parks water base poly top coat for furniture.

Excellent product! I know your life won't be the same unless you buy a popular brand like Bona or Minwax but this sealer and the polyurethane clear coat worked wonders on my white oak hardwood floor. So go ahead and get those other brands if you must but I'm buying a couple of pizzas with the $$$ I saved!

Uh oh, that's not what we like to hear! Please keep in mind that it is recommended to stir Rust-Oleum Parks Pro Finisher Water-Based Sanding Sealer thoroughly before use and frequently during use.The product needs to be applied with a synthetic pad or Universal Applicator. It is important to not overwork the sealer and to coat a few boards widths at a time so a wet edge can be maintained.
