The BEHR PREMIUM Elastomeric Masonry, Stucco and Brick Paint is an exterior, flexible high-build coating designed to expand and contract, bridging hairline cracks on vertical masonry surfaces. The finish has a limited lifetime guarantee. This extremely durable, mildew and dirt resistant waterproofing finish has superior elasticity and elongation properties, stretching up to 600% to resist cracking and withstands up to 98 mph wind-driven rain. The 100% acrylic latex formula provides a breathable film, releasing moisture that builds in walls. Q:My stucco house is 1 year old that was painted with an exterior latex paint in satin finish, white color in good condition.Would I need to do any other preparation prior to applying the white Elastomeric paint or can I paint right over the existing paint?

A:Â Hi Alfred, thanks for your question. Yes, you can use an airless sprayer at a minimun of 2500 PSI to apply our Elastomeric paint. I recommend using a 60 mesh filter with a 025-.029 sprayer tip for the best results. Have a great day! -Christina

Elastomeric is Excellent
Researched and researched paints until I finally decided on Behr Elastomeric in Crystal white. I’m beyond thrilled with the way it looks. Completely covered all fine cracks in the stucco. Highly recommend

Bubbling and flaking...
Bought 2 different colors to use around pool planters and walls. Numerous places have bubbled up and other places are just flaking off. Not very durable. I shouldv'e just used regular outdoor paint.

Unfortunately the colors oh the BEHR masonry paint and that of the elastomeric don’t make the same color. What I mean by that is I painted my Stucco house walls with masonry paint and my exterior black walls with elastomeric for the flexibility. I gave the same paint color to go with for both and when it went on the house, the elastomeric is a duller color making the exterior walls look more tan/old. The elastomeric was 40% more and 50% less coverage. Making an expensive wall that still needs a solution to get the colors to match.

Thicker than normal paint
I used this on a 12'x10' shed I built 25 years ago which was the last time I painted it. I used T1-11 siding that has been baking in the Arizona sun. I used a 1 1/4 inch thick roller and a brush for the seams. This was not an easy task as the first coat soaked in. Definitely do 2 coats rolling in all directions, up and down, side to side, and even on a 45 degree angle really working the paint in. This picture was of the east side of the shed and definitely the worst. This side I did 3 coats to really fill in all the little cracks.

BEST PAINT EVER for EXTERIOR STUCCO
I am on my second house to use this paint - my first house looks like it was painted yesterday and it was about 8 years ago. I can hose it down (not even pressure clean it) and it cleans and shines again. I had it color matched to BEHR ADIRONDACK BLUE but at 50%. The original was just too dark. People stop their car and tell me how much they love the house color (and everyone is painting on the street now). Before and after attached.
