The BEHR PREMIUM Elastomeric Masonry, Stucco and Brick Paint is an exterior, flexible high-build coating designed to expand and contract, bridging hairline cracks on vertical masonry surfaces. The finish has a limited lifetime guarantee. This extremely durable, mildew and dirt resistant waterproofing finish has superior elasticity and elongation properties, stretching up to 600% to resist cracking and withstands up to 98 mph wind-driven rain. The 100% acrylic latex formula provides a breathable film, releasing moisture that builds in walls. Ideal for us on properly prepared exterior vertical surfaces such as stucco, masonry, concrete, concrete block or brick as well as adjacent wood and metal surfaces.

House looks great!

      The only one to buy...
      [This review was collected as part of a promotion.] I'm a DIY homeowner. Once I discovered this paint for my home exterior, I have always purchased. It has amazing coverage and it will fill hairline cracks. My home has gone through several hurricanes with no issue to paint. My home is also exposed to high sun and humidity. Never dealt with fading or mildew/mold. My last color change was 4 years ago. My home did not need painting, I chose to change to a different color pallet. I have always liked lighter colors for my home. My last change was to a light grey with an expresso brown trim which included front and garage doors. My previous color was 8 years old it was a deep toned tan with white trim. It was still perfect. I have helped paint several family members and friends home with this paint. They have chosen after seeing my home. Some of these homes have been painted in brighter and darker colors. They remain the same as when painted. These homes are all in So. FL. and exposed to the same elements as my home. I highly recommend this paint and believe that once you use it, you will never choose another.

          Durable and easy to apply
          [This review was collected as part of a promotion.] I bought an older, stucco exterior home that needed to be painted. I doubt that the house had been painted for over 15 years. I purchased Behr exterior elastomeric paint and although it appeared to be a thick type of paint - it was amazingly easy to apply with either a roller or a brush. I applied two coats of the product five years ago and the house looks like I just finished painting it yesterday. I am very pleased with the results and I would recommend this product to anyone who owns a stucco exterior home

            I'm using this to do the short side walls of my garage. I just finisifinished epoxy on the floor. I have two small stairs that lead up to the entrance of the house and i was just going to use the same paint for them but it says not to use it where there is foot traffic. Why is that?

                James Hardie plank wall elastomeric paint.
                I have now painted 2 different James Hardie plank exterior houses in Oregon. 5 years ago for the first and 1 year on the last. 2coats each. No peeling no chunks no fade. We get 85+ inches of rain every year, temps from 29° - 105° no issues
