Does 869332 model come with Fakro LXK Installation Brackets included?
Yes, our LMP model does come with the LXK installation brackets. The LMF60 model does not.
I would like railings on both sides and to the bottom if possible. How many additional railings can I add?
You cannot add any additional railings to the LMF 60 model in the 56.5" opening length sizes. You can add 1 additional handrail to the LMF 60 model in the 54" opening length size and that is adding it to the left top side, opposite of the handrail it comes with.
Will this work for a 12 foot ceiling?
No, this will only work to a max 11'10". Unfortunately, we do not offer a fire-rated model for a 12' ceiling height.
If my trusses are exactly 22.5 apart and there is no room along the sides to put spacers and therefore no room for the gasket, does that invalidate the 1 hour fire rating?
The outside frame dimensions of this unit are 22" so you will have room for shims and the gasket is on the inside perimeter of the frame.
Does this one come with the handrail as shown in the picture?

The rough opening is 30" x 56.5", the outside frame dimensions of the wooden frame are 29.5" x 56".
can the portion that is flush with the ceiling when the unit is closed be painted?
Yes, it can. The door comes painted white so it would be best to use a primer before painting it in your desired color.
How much does the ladder and frame weigh? How much does it weigh in the box (with all accessories)? Thank you.
The unit as a whole weighs 150 lbs. but once the unit is installed you do not feel this weight. The ladder is very easy to unfold and also has a special spring assisted handrail which controls the unfolding and folding of the ladder which is a very nice safety feature.
