This ladder was certainly an upgrade over the 40+ year old ladder in our house however, I think there's a flaw in the design. After many emails back and forth with Fakro support the conclusion is that the ladder door board is not made to be flush with the ladder frame. The instruction, however, say to install the ladder frame flush with the ceiling. If you do this the door board sits down a half inch lower than the ceiling. Apparently this is just the way this ladder is supposed to be installed. Obviously if you knew this going in you could have your installer mount the frame above ceiling height so that the door is flush with the ceiling. Then you could trim the frame tighter.
The ladder itself is very well built and other than the above design flaw I'd recommend it fully. Honestly, I can't believe they didn't design this ladder for the board to be flush with the frame. Even if Fakro admitted the ladder had a design flaw and sent me a new one I'd still be on the hook another $500 to install it. Very frustrating. And for a $600+ ladder there should be no flaws like this.

I had this professionally installed. It is heavy their three person crew did fine. Cutting the truss to install was no problem. I love the quality and the handrail and most importantly the width for ease in accessing the space. Insulated and fire resistant all factored. I recommend it. It comes with a quality metal pull down rod so I am returning the optional rod I also bought.

This is a really nice ladder, I have installed many non fire rated ones and this is much better by far.
The one thing to remember is its about 92 pounds, so not easy to install by yourself.

I am very pleased with these stairs. I needed a fire rated unit for code requirements in my garage. This unit is well built. It is expensive, but there were no other options for a fire rated set.
Installing took some ingenuity. After framing out the opening. I hung a block and tackle from an attic rafter and hoisted the unit up and into the attic. Then bolted a few angle irons to the bottom of the opening and lowered the stairway unit down and the irons temporarily supported it flush and in place. Bolted the unit in and removed the irons. It helped of course that I was able to exit the attic through an existing access in the house that is now closed up. I was pleased with the outcome.

I find the product to be very well made. However...
I find the product to be very well made. However being that it was a 1000.00 investment, I have a few negatives.
First there was minor chipping of the wood frame. Being it’s so heavy it should be better packet in its box. Due mostly to the weight of this product, The installation is difficult which would have been 100% Easier if they included the installation kit / leveler which would be great. In the end they were really the only manufacturer that had one in a fire rated design.
