The Armor SX5000 is a high solids, Department of Transportation approved, solvent-based Silane-Siloxane concrete sealer and masonry water repellent. It penetrates and chemically bonds deep within the substrate to provide long lasting protection against deterioration or staining due to water absorption. The Armor SX5000 will not impair the natural breathing characteristics of treated substrates, nor will it produce a film or coating. The Armor SX5000 will help concrete and masonry surfaces to resist common issues such as cracking, efflorescence, spalling, staining and other damages caused by intrusion of water. It will also help to reduce the formation of efflorescence and the growth of mold and mildew.

Can this product be applied to already painted concrete or cinder block walls?

I'm not clear whether this product has to be applied to unpainted surfaces in order for it to work, or whether I can apply it to previously painted surfaces before i repaint them.

Is a solvent based sealer more durable than a water based sealer?

Foundation armor apparently makes both, in the specs the say that both products last 7-10 years, it looks like a “copy paste” description.

NO.... one is not better than the other. However, water based is typically slower to dry time and penetrates further into the substrate due to not flashing off like most solvents do.

Any product applied over a chaulky surface will not work as well. Since this is applied like water, it will soak in even through and under a powdery surface, but would certainly benefit from a cleaner surface. Pressure washing, or scrubbing with a stiff brush and cleaner like Jomax and bleach should really be done first. Also, no product can really waterproof an inside surface of concrete, brick or stone which has water seeping in from outside. You can only slow it down and reduce the amount of water. To have any real success, you would have to waterproof from outside the walls, preventing them from getting wet in the first place. Yes, I understand that would mean digging an enormous trench around the entire basement, and is likely prohibitive. This is one of the better products for sealing, but don't expect the impossible. Try a dehumidifier!

The SX5000 is a water/salt guard product that gives a natural look (matte finish). For a wet look around a pool area, the AX25 is a great choice and works well for salt water pools too. You could also use the AR500 around a pool if it's not salt water.

I struggled a bit with it evaporating too quickly when the sun was starting to shine more on the area I was working even though the temperatures were in the upper 50s. I was using a roller and will be switching to a sprayer.

It penetrates into the concrete and forms an invisible bond with it causing water to bead up on it and preventing freeze damage in extremely cold temperatures. It is not a surface coating that can wear off or be chipped. There is one word of caution: the stuff is very aggressive and will dissolve many parts on some sprayers as it did on my Smith contractor sprayer. It dissolved the hose and swelled the anti-return valve piece on the pump. I replaced the hose with a fuel line hose and washed the anti-return piece, allowing it to return to its original size. Because the stuff is very expensive, rolling it on will require much more of it to be used, so spraying is the best way to apply it. Be sure the sprayer is up to the task.

Rated 4 out of 5 by from Our house was having a mildew smell, getting stronger and stronger. After some online research, ... Our house was having a mildew smell, getting stronger and stronger. After some online research, we believed it was due to moisture accumulating in the wall behind the brick veneer of the north side of the house- the smell was noticeable in the rooms along that wall. Articles indicated that probably our brick veneer had been incorrectly installed, without any way to drain condensation or accumulated moisture. When purchasing this product, we actually thought we were getting the water based product, so it was a surprise when this arrived. Undeterred, we decided to give it a go. The end result was excellent - the mildew smell is gone! But...here are some lessons learned. (1) Spraying is preferred. This would take eons if you were to brush it on. (2) Make sure to have several new sprayers available, in case the seals of your sprayer become degraded. This acetone-based product is very caustic to the seals. Work fast, and you'll be fine. If you decide to take a break, beware - you'll need a new sprayer. (3) Mask off any areas adjacent to the brick that you don't want sprayed...windows, vinyl siding, etc. This stuff eats vinyl siding - we caught it sort of in time and scrubbed a lot of it off, but the siding is still lighter in color where we inadvertently hit it. (4) To make it as easy as possible to work quickly, cut back any shrubs or vegetation you have near the bricks where you will be spraying. Have a helper with you to spot any places you missed, and to take turns, but that person needs to stay out of the spray zone. Do this when there is no wind. (5) Don't spill on anything you don't want stained. When you pour this product from can to sprayer, put something underneath to catch spills unless you don't mind the concrete of your driveway repelling rainwater and looking quite different when it rains (it's clear when dry, but you can really see it when it rains). (6) Be aware that if your brick is quite porous like ours, the strong smell of the product will actually permeate your house for a day or two, through the entire wall behind the brick veneer. The Foundation Armor people said it would dissipate, and recommended opening the windows to get some ventilation. We didn't seem to suffer any ill effects from this smell. And we're delighted that the mildew smell is gone.
