This stuff raised the grain in my walnut butcher block desk tops, which had been sanded using 180 grit, on the first couple of coats. It's a water based product, so not a surprise. I may not have applied enough on the first coat or two. Sands down very easily; manufacturer says use 220 grit but I used 400 and it seems to be OK. After the third coat, it feels and looks very smooth and even. I switched to a light gray Scotch-Brite pad (3M 7448) between the fourth and fifth coats (overkill, I suppose). It's supposed to be like 600-800 grit. After sanding, I first vacuumed and then used tack cloth to get up the residue. This is by far the easiest polyurethane-type product I've ever used, and is yielding the best results. The butcher block looks so nice that I almost wish I had another piece to finish. It seems a bit pricey, but based on the results, I think it's a good value for the money. Going to be a long wait of a week to allow it to cure completely before I can start using the desk, but that's a lot better than oil-based Arm-R-Seal, which I think takes a month.

Outstanding alternative to using a oil based clear coat product. No heavy chemical smell and at the same time provided fantastically smooth results on my staircase remodel project. I also was able to use this to seal the white satin paint that was applied to my spindles to match the satin finish look on my ballisters and hand rails. Very important to use sparingly with a foam brush and apply several coats .. up to three for a long lasting finish. Make sure you do not leave any drips or puddles anywhere as it will dry white and require some touch up finishing. This product covers quite a bit of area coverage being application should be done with several light coats.

It seems to be a good product. I used 3 coats over chalk paint on my kitchen cabinets. It's rather pricey and I didn't like having to sand between coats, but my cabinets look great.
