Hardie Trim Rustic Grain 4/4 Fiber Cement Trim Board has a multi-texture natural woodgrain look making it ideal for exteriors where a traditional wood look is desired. ASTM E136 noncombustible cladding will not attract pests including termites and woodpeckers. HZ10 engineering means it is made to withstand high heat, humidity, moisture, hail, tropical storms and hurricane winds. Trim is factory primed using a primer with a slight yellow hue. To finish, apply an acrylic, water-based exterior house paint to the primed board within 180 days of installation.

Trim is not typically figured by the square foot. You would measure out the perimeter for your needed trim boards, such as around windows, doors, at your corners, etc. and then divide them out. Be careful of dividing them out by just the length of the trim board itself as that doesn't account for joints in your running surfaces which may not have the aesthetic you are looking for of solid trim board runs.
We do not recommend stains on our product, only water based paints.
Yes, we recommend using the HardieBlades from Diablo, which are generally available at your local Home Depot to fit a wide variety of saw types. No, your local store will not have the tools needed to cut the siding and trim, and we do not recommend cutting the siding or trim inside with power tools, see our Quick Start Guide for tools needed to cut our products. https://downloads.ctfassets.net/dzi2asncd44t/7sNqp2JYhl4LsUJc4VfPyf/539feb4ecf12fc48dbac01d4ca9ca708/intro-tools-hz5-us-en.pdf
We would not recommend the process you are describing. Pre-drilling is not necessary for the installation of finish nails, especially if pneumatically driven. If you are planning on predrilling, a galvanized or stainless-steel 2" trim-headed screw may be a better option.
We recommend 2" long, trim-headed, stainless steel or galvanized screws.
