Product Details

The Perma-Boot 312 is a high performance vent pipe flashing designed for new roof and re-roof applications. The patented design allows for use on roofs pitched from 3/12 to12/12. Compatible with PVC an all other vent pipe types. A nailing flange is incorporated for traditional fastening to roof deck. Avoid using old fashioned vent pipe flashings that utilize rubber or neoprene gaskets to seal out water which fail in a matter years allowing water to enter the home and cause damage to sheetrock, insulation, paint and hardwood floors etc. The Perma-Boot will stand up to all weather extremes and is warranted for the life of the shingle. Available in Black, Brown, Weathered Wood and Gray to match your shingles. Made in the USA.

      Easy to install. Fit nice and tight over my 3" Pvc vent. The original boot type developed cracks on the rubber seal. This product takes care of any further leaks. They also look a lot better than the white pvc pipe.

            Installed easily on new roof. Only complaint they attached a difficult to remove installation sticker on the most visible portion of the pipe covering. Had to get down off the roof and find some goo gone to remove it.

            This is well made, and I like the fact that it does not get stretched over the vent, but rather, it is a series of umbrellas. What I don't like is: the vent pipe has to be an exact length in order for this to fit properly, as the top part of the boot actually fits inside the pipe. If the vent pipe is too long, you simply cut the pipe to length, but if it's too short, then you need to add a section. Adding is difficult because the larger outside diameter of the coupling, therefor the boot won't fit overtop. You will need to cut the pipe quite short, and place the coupling on the lower (larger) section of boot. My gut feeling is that this can last for decades, once you get it on.

            I had to do a re-roof and did my homework. I didn't want to chance any leaking in the future. And...
            I had to do a re-roof and did my homework. I didn't want to chance any leaking in the future. And I wanted a better look. Here in Connecticut Perma-Boot brand was not readily available at the supply houses the roofing contractor uses. That supply house used a different brand 3x the cost. Yikes! So I called Perma-Boot and spoke with Matt because Home Depot did not have the 3n1 design on their website. I wanted the weathered wood with the flange as seen in this picture. The picture shows brown but Matt had the weathered wood in stock in Pa. and made it happen! I ordered through Home Dept and the rest is history. All three look great and the roofing guys loved them!

            Great roof vent.
            Great way to seal up plumbing vents! I installed two of these while re-roofing my roof and they are working great. They also look a lot better than a black pipe sticking through the roof. Easy to install and nice to have the peace of mind that it won't leak.

            Could be better
            Ordered "brown" to match roof product is a weird brownish color that barely complements any typical brown color. Recommend black. You'll need to order the recommended adhesive from some other source as Home Depot does not have it and it is not included unless ordered direct from Perma-Boot. Note you'll need to adhere all the parts to each other or they may separate creating a larger hole to catch water. Also unless your vents are longer than necessary you will need to by extensions to the vent pipe as this product is taller than it needs to be. This product is a better solution to the cheap rubber ones but not a great answer to the problem of sealing vents.
