A:  We're happy to clear things up. Rust-Oleum Varathane Oil-based Floor Finish Polyurethane is suitable for use on wood surfaces only. If you need a clear topcoat for the concrete, we recommend using the Rust-Oleum EpoxyShield Clear Garage Floor Coating instead.     Q:Are there any cleaning product that my customer should avoid using on her floors that have Varathane Oil based satin as the finish coat. The previous clear polly wore down very fast from her cleaning product.

    A:  Hi Carrie, thank you for reaching out! Damp mopping using a small amount of pH-neutral detergent such as dish detergent or floor cleaner works best for cleaning a floor finished with polyurethane. Caustic cleaners should be avoided to prevent wear on the finish. We also recommend avoiding using too much detergent, as this can leave residue behind that will build up over time, causing the finish to appear hazy and dull. - Rust-Oleum Product Support 2

      Q:I'm using the 450 VOC product, SKU 130231. The label warns of spontaneous combustion of sanding dust but says nothing about flammability of the product or need to ventilate to avoid blowing up the house. Are the vapors flammable where there is no dust?

            Happy to clear things up, Susan! Like other oil-based wood finishes, Rust-Oleum Varathane Oil-Based Floor Finish Polyurethane will have a warm, golden tone to it. If wanting a crystal clear finish, we recommend Rust-Oleum Varathane Water-Based Floor Finish Polyurethane instead.

            Avoid like the plague
            I used this on a small closet floor refinish. All instructions were followed and the results are horrific. I see based on some other reviews that I'm not the only person to have problems with this finish. Floor was sanded down to bare wood, stained and then after an overnight dry time for the stain, the first coat went down. So far so good. Waited 24 hours (instructions say 12hr minimum), and random orbital sanded with 220, vacuumed and wiped up with mineral spirits. After the mineral spirits dried, second coat went down. Immediate problems where the finish wrinkled in several spots. I was able to use a card scraper to get up these spots and sand for a third coat which went down with less issue, so I assumed I was out of the woods. Waited 24 hours, sanded the entire floor again and put on what I thought would be the final coat. Wrinkles everywhere! This finish does not like to stick to itself. Not sure where to go from here - I'll try to scrape the damaged areas and refinish with a different product.

            We appreciate you sharing your experience, Albert! To ensure the best finish, Rust-Oleum Varathane Oil-Based Floor Finish Polyurethane should only be recoated when previous coats have dried clear and feel hard and are no longer tacky to the touch. The previous coat must be lightly sanded. More abrasive or aggressive sanding can open up or remove the dry film on the surface, which would cause a reaction when a new coat is applied. This polyurethane cures from the outside in and this means that while the polyurethane feels dry, the product closer to the surface will take longer to dry. In ideal conditions, this polyurethane takes 3 days to fully cure.

              We used this floor finish polyurethane 7 years ago when we first started making our floor. We cut the boards, applied the stain, applied 3 coats of this floor finish (stain/polyurethane applied as directed) and then nailed all the boards down. Life got busy and we had three rooms left to do. We just finished those three rooms last week, using the same method for the floor boards. This floor finish polyurethane works so well that it is almost impossible where to tell where the 7 year old floor boards and the newly laid floor boards meet, as the shine and durability have both held up very well on the 7 year old floor.

              Satin is extra glossy
              Dont use unless you want a lot of shine. first coat looked semigloss. after second coat it looks glossy. I see you have to stir it which was done. Product shouldnt be this hard to get the results you want. Unfort the alternative is to start over and that isnt going to happen. I only hope it dulls down after it cures more

                It was my first time refinishing floors and this was...
                It was my first time refinishing floors and this was easy to apply with 1/4" nap rollers. I applied three coats over 3 days, sanding with a 180 grit screen between each coat. The final result was an extremely smooth surface with no unevenness or stroke marks. Hopefully the high traffic formula will hold up well through the years.

                  Brought out the colors in our hickory
                  We researched and researched to find a finish for the hickory flooring we used on our stair treads and landing. This one allowed us to skip putting on wood conditioner or anything else. Two coats was all it took and the colors came out beautifully in the wood. It is a challenge to apply because drips show up after you're done, but the HD Associate who told us to use foam brushes was absolutely right! We used foam brushes and basically applied it and wiped it off. Less is better! Beautiful finish. Excellent product. The image shows our hickory stair treads (Stairek brand), half of them with a coat of this Varathane and half without. Now to see if it holds up, which I'm confident it will.

                    Least durable polyurethane I’ve ever used.
                    This is the first negative review I’ve ever left for a product in my life, but the time and money wasted has been such a disappointment that I had to post my experience so this doesn’t happen to anyone else. I’ve used water based Varthane brand in the past with great results, and expected the same with the oil based product. After three meticulous coats using a lamb wool applicator, sanding in between coats, and a solid one month cure time before moving furniture into the room, the slightest movement of furniture WITH wool pads has completely damaged the finish. I’m going to have to sand and start over again with a more superior product. It’s honestly heartbreaking.

                      Varathane is amazing! It was very easy to use and left a beautiful finish on our refinished oak wood floors that we can enjoy for years to come. It went on with ease with a lamb wool roller and dried within 12 hours. It even buffed nicely for the second coat with minimal mess. Highly recommend!

                      ****DO NOT GET THIS PRODUCT**** Some people may have gotten lucky, but this product is not for floors. Our second coat finish came out having severe alligator skinning and air bubble patches throughout a 700 sq ft floor. I have a displaced customer and we had to hire another company to come in and re-sand and apply a commercial grade finish product. I am out thousands of dollars. We sanded down to bare wood, put a varathane sealer product on and then proceeded with the first coat which went on fine. Sanded between coats and removed dust with a damp (non-silicone added cloth), let that dry and then applied a second coat. We used a lambs wool applicator, not a roller to apply the coats. The pro team was able to peal the alligator skin with their fingers down to the wood after 72 hours of cure time...it was still soft. Also the temp was maintained around 70 degrees. We did all of the right steps when applying this product, and now we are out thousands of dollars. Pictures included. I have been a carpenter for 17 years and this is a bad product not meant for floors. The pro team said that the home depot floor stuff is never a good idea. Get a commercial grade product for your floors.
