RadonSeal PLUS Deep Penetrating Concrete Sealer is a permanent, water-based concrete sealer and densifier designed to seal, strengthen and protect porous poured concrete, concrete blocks and cinder blocks from within. Ideal for basement waterproofing and foundation protection, RadonSeal PLUS penetrates deep below the surface and chemically reacts with minerals in concrete to seal pores and capillaries, helping reduce water seepage, moisture vapor, efflorescence and radon gas infiltration.Unlike topical concrete sealers and waterproofing coatings, RadonSeal PLUS does not form a film. The mineral-forming reaction becomes an integral part of the concrete, creating a permanent internal seal that will not peel, flake or wear away. The breathable treatment maintains the natural appearance of concrete while helping strengthen porous surfaces and reduce dusting, pitting and spalling.Ideal for basement floors, foundation walls, concrete slabs, concrete block and cinder block walls. Treated surfaces remain suitable for paints, coatings and adhesives. The zero-VOC, low-odor formula is ready to use and easy to apply with a low-pressure sprayer. RadonSeal PLUS is recommended for older or more porous poured concrete and for concrete block and cinder block. It may also be used on newer poured concrete when a more aggressive penetrating formula is desired.Approx. coverage per 5 Gal.: poured concrete 875-1,125 sq. ft.; concrete block 500-725 sq. ft.

We appreciate your interest and question! Yes, you can apply coatings, paints, epoxies, and virtually any other finish over concrete treated with RadonSeal Plus, provided it is applied to a sufficiently porous concrete surface. RadonSeal Plus is a penetrating sealer that is absorbed deep into the concrete rather than forming a surface film or creating a water-repellent surface barrier, so it will not interfere with the adhesion of coatings. Please note that, in some cases, RadonSeal Plus may purge existing sub-efflorescence from within the concrete to the surface. If you notice white mineral deposits appearing during the days following application, simply clean them off. The sooner they are removed, the easier they are to clean, and doing so will not affect or damage the RadonSeal Plus treatment. This will be clearly noted in the included instructions provided with the product. Cheers! ------------ Customer Support RadonSeal
RadonSeal is compatible with all coatings and topical sealers. Allow the RadonSeal to cure for at least 10-days before using the Behr Coating.
The extended description is correct. RadonSeal is compatible will ALL paints. Latex, oil, epoxy, etc.. We typically recommend a good one part epoxy paint for concrete and masonry. Allow the RadonSeal to cure for at least 10-days before painting.
Penetration sealers cannot be use on painted surfaces. They can only be applied to dry, clean, and porous surfaces.

That’s a great question, and we appreciate your interest! RadonSeal Concrete Sealer is designed to penetrate and seal the pores and capillaries within the concrete, not to fill or repair cracks. While it may help reduce moisture intrusion in very fine, hairline cracks, it is not intended to seal or repair cracks. To properly repair foundation wall cracks, we recommend using one of our RadonSeal DIY Foundation Crack Repair Kits, polyurethane or epoxy, specifically formulated to fill and seal cracks, including hairline cracks, in poured concrete walls. Kind Regards, ----------------- Patrick Customer Support RadonSeal
Wet mopping the floor after sealer application not critical to product performance. This step is designed to move or remove over-applied product from surface before it dries. If the plan is to paint, add a coating, overlay, or flooring, then washing is a good idea to avoid any potential bonding issues. If the floor was properly prepared and sufficiently porous, this measure is typically not necessary.
We appreciate your question and interest! Yes, RadonSeal is a penetrating sealer, not a coating system, so it will not interfere with the adhesion of closed-cell foam. RadonSeal helps block the migration of water vapor and capillary water seepage through concrete, which protects and extends the life of surface coatings and insulation. Note: Before sealing, be sure to repair cracks, seams, and wire ties, as these are common pathways for water leaks. Kind Regards, ----------------- Patrick Product Expert RadonSeal
