Eccotemp's advanced 0.7 GPM low flow ignition technology allows users to enjoy endless hot water without experiencing cold spots. We recommend the Eccotemp i12-LP for smaller sized single family homes, apartments, condos, and cabins as well as small commercial applications. Using 1-2 hot water applications simultaneously is a breeze with the Eccotemp i12-LP. With our upgraded PCB (Product Control Board) performance and an all new gas modulating valve, consumers can experience best in class temperature performance with a price anyone can afford. Excellent for the money
This is a very good product for the money. Have had it over a year in and works like a champ. Tankless units take some getting used to and have to learn their operation. In the winter time it takes a bit longer to get hot water at the taps and supply decreases. It takes the same for old style hot water heater so nothing new. An on demand switch activated water recirculation system at farthest run of house can solve this problem or you put water down the drain until hot arrives. Again this happened with tanked as well as this Eccotemp i12 propane model tankless unit. Second have hot and cold water separate taps on all facets. This helps because the i12 propane model when adjusted to 124 degrees gives perfect steamy shower with just a touch cold added at shower facet. Again dual adjustments at facets is necessary for best performance. If you open cold to much the unit can drop hot water. Had to do the same with old tanked unit - hard to adjust for best temps-already had dual adjustments for facets. Now this unit although rated higher has a problem in winter time of delivering enough water to run shower and washing machine. The ground water temps are colder in winter and the gpm drops as a result of ground water temps vs delivered temp for the gpm ratio. There are charts at eccotemp website and it should be considered for selecting your tankless gpm size no matter the brand. This unit is excellent for a small home and small 2 person family in TN-GA area climate. I am pleased with it and the installation was simple with pex. Same using the included exhaust pipe setup. For under $300 this is a bargain. I may buy another one to sit on shelf in case this one ever breaks - easy swap out again a bargain. Electric bill has dropped and is noticeable for a savings. The electric water heater being gone opened up storage space too. Another closet.

    The unit never picked the flow of water , even with several open faucets with an over all water pressure of about 60 - 70 psi. Also tried the relief valve at the heater, still the unit would not pick up the flow. Already have a unit ( different mfg. ) installed and it works great, if it was still being produced it would have been my first choice. Will be returning this and making another selection.

      I installed this for a 1 bedroom apartment with 1 shower 1 kitchen (no dishwasher) and washer dryer hookups. I live in New England so the incoming water temperature gets cold in the winter. While this does work for this application there are a couple of things to know. On the inled side there is a water throttling valve. It has a littler lever just above the inlet water connection at the unit. With the shower running full blast the unit said it was flowing 2.7 GPM. I had to restrict the flow using the valve until the unit read 1.7 GPM to get an adequate temperature at the shower. There is still plenty of flow coming out of the shower but this tweak was not mentioned in the literature. It also DOES NOT do a 65 degree F rise at 2.3 GPM. With the incoming water at 50 degrees F, I am getting an outlet temp reading at the unit of 111 degrees F at 2 GPM. That is a 61 degree rise at 2 GPM. So this is quite a bit off of the advertised values. I understand there are tolerances and the values could vary a bit but this is significant. While it works for my case, others should use the numbers I am getting instead of advertised performance values.

We also installed a check valve and clean out valves below the unit and cut off valves going to the supply lines both hot and cold. This will allow us to clean this unit periodically with white vinegar to remove the scale and lime build up adding to the units life.

                  I used it for a single Bathroom with a shower and a sink. Has been working great so far. The unit is quiet and compact. The only complaint I have is the vent piping is an odd size at 2-1/2”. If you can vent the unit with the material provided you are good to go. If you have a longer vent run you will have to find a transition adapter that will take you from 2-1/2” to a standard vent size.

The incoming water temp in the winter months here on the central coast of California is 65°f and at 4gpm it gets the shower temp to 95° and I even increased the max temp to 140°. Now I tried limiting the water coming into the water heater itself but, like I said I had to step it down to 2gpm for it to get to 120 at the upstairs shower and I'm using only 1 fixture. Your description stated that it could do 4gpm with 1 fixture or 2. It cant do that. It needs more btus. I'm not a plumber and I bought this heater based on your description. It works great at 2 gpm not at 4gpm.

                        We are sorry to learn of your discouragement towards the Eccotemp i12. However, the temperature rise depends on the groundwater or incoming water temperature. The colder the groundwater or incoming water temperature is, the less likely it will hit your desired temp at high GPMs/flow. The lower you have the water flow going through the unit, the hotter temperature it can achieve. The Eccotemp i12 offers a 35 to 40-degree Fahrenheit temperature rise when operating at a flow rate of 4 GPM and a 77-degree Fahrenheit temperature rise at 1.5 GPM. So at 65°F incoming temperature that you described, getting 95°F at 4 GPM flow is expected. Eccotemp

It is also required to do descaling of the water heater every 6 months of usage to ease up any clogs or restrictions that will lessen the flow of water inside the water heater.
