I have installed the attic door. The AC mechanic told me I have to have 300lb rating. Now the city saids I need 350lb. I need to know what can I do and not tare out stair. If two bottom risers were removed to accommodate 8 foot ceiling. Thank you in advance for assistance.

If was a ladder in my home I would live with it. If your taking about a home with tenants and the possibility of a lawsuit, I would eat it and buy a 350 lb ladder. Even if you reinforce it somehow it won't cover you because it's not the manufactures rating. On a side note; I wouldn't carry anything that weighed more than 100 lbs up that ladder. I use the roof joists and a rope to hoist heavy things up.

Rated 5 out of 5 by from Great Ladder Easily installed after removing the 25 year old uninsulated ladder which had finally died. The instructions were easy to follow. The old opening was slightly smaller than required for the new and I had to remove and replace some plywood used around the original opening to get it to the right dimensions. Needed my son's help to lift into place due to awkward location. Getting it square took the most time. I removed the lower ladder section to cut to length which was far easier than cutting in place. Note there is no room for error in this cut as virtually no adjustment available. Just need to squirt in some foam between the opening and the ladder box to finish it off. We have used it quite a bit since installation (taking up fiberglass insulation) and it is very easy to let down and lock up again.

Rated 4 out of 5 by from Great solution with only minor problems on installation My ranch attic only had a 22.5 x 22.5 hatch with no ladder, so I installed the Fakro in the ceiling of the basement stairwell. I realised the ladder would touch down on the second or third step from the top, so I got the 10ft rather than the 8ft version I would have used if it had been a regular installation. Anyway, I managed to install it by myself using a 'Heath Robinson' temporary scaffold and work platform I installed in the stairwell. The only problem: the temporary support at the hinge end needs to be more like 1/2 inch rather than the 1/4 inch called for in the instructions because a bolt-head protrudes almost a quarter inch past the frame. Result: the frame missed the support on the top-left corner (luckily it didn't fall through the hole), resulting in about 1/8 inch twist since I didn't notice until I nailed everything to the ceiling joists. I only had to cut about 2" off the bottom, and it touches down perfectly on the second step of the attic stairwell.

Rated 2 out of 5 by from Box is 1/4 inch thick The 54 by 25 wood perimeter box that gets attached to the opening is ONLY 1/4 inch thick and mitered pieces put together. Not surprisingly, this dimension was not noted. My old one is 3/4 inch thick. For $260 I expected better. Since it is so thin, the staples connecting each piece, broke/splintered two pieces. I had $60 taken off the price and I will be careful attaching to the opening. I'm keeping it because of the spring device it uses and I feel I can secure it by adding wood where it's not flush to the opening and I didn't feel like sending it back and looking for a replacement. Very disappointed. Maybe in a few more years they will get it down to 1/8 inch thickness :).

Rated 5 out of 5 by from Love it! We replaced our previous wood attic ladder with this one....but we first purchased an aluminum ladder. My husband had wanted the aluminum ladder thinking it would be a better ladder. After he installed it....we were very disappointed in it. So I checked reviews on that ladder.....it had poor reviews. I didn't check reviews on it first.....my husband was putting away the Christmas decorations and noticed the old ladder was about to fail us. He went to our local home improvement store and bought this one. I made him take it down.....so that left me in search of the best ladder. All the reviews I read on this Fakro insulated wood ladder were good ones. The only thing I was disappointed in was the fact we had to order the size we needed (we live in an old house with high ceilings). Since our house is a work in progress with constant renovations going on, we have to order a lot from HD online. But we have been amazed with the ease and fast shipping. Items have always arrived before we thought they would be arriving.

Rated 5 out of 5 by from Solid product; operates smoothly. Like the insulated panel. Product arrived promptly from Home Depot.com. Upon arrival, I observed a little bit of damage to the wood frame where the frame transitions from 3/4" thick to ~3/8" thick (i.e., where the door folds up inside the frame). I was able to easily repair the cracked portion of the 3/8" frame with some glue and clamps to the point where it was not noticeable in the final installation. I recommend printing out the installation directions from the Fakro website as the ones that come with the ladder are a bit cryptic. I had knob and tube wiring to reroute, a light fixture to move, joists to cut, and a large ceiling opening to cut through lath and plaster (used a rotozip and tile cutter bit - worked well) so it took me the better part of two days just to get the unit mounted. I still need to put on the trim which will require me to install some jamb extensions on the frame due to my uneven ceiling (102 year old house). The ladder opens and closes very smoothly. I especially like the locking mechnaism, the perimeter weather proofing, and insulation qualities of the door.

Rated 5 out of 5 by from Excellent attic door, real quality contruction, fantastic design I ordered this online, as it was not in stock at any HD store. Its expensive compared to the ladders in the store, but this one featured an insulated door. I wasn't too sure about the "rod" method of opening the door. But, after using this door, I will recommend this to anyone replacing their attic door. It is fantastic. The 'rod' method and latch is superior to the springs (no latch) on other doors. The beauty of this design is that it latches tight, for a smooth, flat and secure close, rather than gaping, and uneven like other doors. Since it features a rubber weather seal, the latch closes the door snugly against the weather seal. You must take the rather long rod and insert it in a small hole in the door, twisting to unlock. When you do so, the door comes down about 12-15 inches, and stops. You pull it the rest of the way, nice and safe. The springs support the weight of the door, and it is very easy to open and close. No risk of it falling. The springs are on either side of the ladder itself, attached to the hinges, and then flush against the door. This means this hardware in not in the way of the door opening, and you won't get pinched. There is much more room for accessing your attic than with other doors, that have the springs in the way of the opening. (see photo for comparison) This door does not have a piano hinge, but instead, two very heavy duty steel hinges, that are screwed into the house framing. Very sturdy. Note that this door, as with others, uses 1" framing. But recall that the frame is screwed into the house framing, and the door hardware is as well. As a result, upon installation, this framing is not the primary support structure for the door: your home framing its. The door becomes integral to your home framing, it does not hang off of the 1" frame after installation. I have included images of the old door, sagging, and with the springs exposed for comparison. The new Fakro door, with rod next to it is visible, as well as close-ups of the latch itself. Finally, you see images of the finished (not painted yet) door, with my moulding added. I have a comparison photo of the door open, where you can see the springs and the hinges (barely). I recommend this door 100%. I am very pleased with it, and will recommend it to every one. It was easy to install, or rather, as easy as any other attic door, and its construction is very good. The design is superior to any other door I have tried. Its more expensive, in fact, twice as much, but its is far superior, convenient and completely seals my attic, keeping cold, heat and little critters from entering my house.
