Read my review. The MERV rating of 12 is not necessary. 8-10 is ideal. All newer furnaces have sensors for the air flow. A 12 rating could trigger the sensor to turn off the furnace.
This is not the same MERV as what the builder used, but for the short amount of time I need it for, it was a good deal.

home depot has lots of 20x20x1 filters, you can go online and see what you want and order them to be shipped to your house or go to store and buy them, not as big a selection in store
