Easy Tips to Elevate your Rental Property

Last updated August 21, 2024

In 2019, Danielle Guerrero and her husband purchased their very first home. It was a new build so as first-time home buyers and young adults, they settled for the bare minimum - no upgrades. On their move-in day, she was ready to start making their house a home! Not knowing where to start, she did what any girl looking for inspiration did and hopped on Instagram. She began watching videos and how-to's and stumbled upon a post on how to DIY faux shiplap. The couple in the video made it look so easy, so she watched the video religiously over and over and finally convinced her husband that they could do this themselves! They bought the supplies, attempted their first DIY, and have been documenting the process ever since on her blog Our Nest on Powell.

Easy Tips to Elevate your Rental Property
I recently had the chance to help renovate a rental property with The Home Depot and while planning out the process I really wanted to include updates that not only benefited the property owner, but also the experience of any guests who will eventually come and stay. When it comes to prepping rental properties, these are my biggest tips:
Step 1: Create an Entrance that Feels like Home

I think of all the things a guest would need when first coming to your property. My favorite thing to do is add shoe storage or a shoe tree so guests have a place to leave their day-to-day things, like purses, hats, and shoes during their stay, so it starts to feel “like home.” Something else to consider is adding wall baskets that include brochures and maps for things to do around town. This not only gives your guests ideas on what to do but adds a fun decorative touch.
Step 2: Supply Keyless Entry
Staying on topic with the entrance, I highly recommend adding a smart keyless lock! It is so useful not having to worry about a physical key and makes the process of checking in and out of the rental home a breeze. Not only does this make your job as the property owner easier, but it really allows guests to check in and out on their own timeline. No more rushing to get to your rental at exactly 1:30 for that check-in time!
Step 3: Provide a Coffee & Wine Bar

Nothings says hospitality like a fully stocked coffee bar. Invest in that multifunction drip coffee maker and add a few coffee mugs! I know when I’m away, having access to a cup of coffee in the morning is a must, and it really gives your rental that elevated hotel feel. It’s also great to have access to wine glasses and bar tools, too, so your guests can really enjoy your space from day to night.
Step 4: Include an Outdoor Oasis

If your property has an outdoor space, go all out and make it feel like an outdoor oasis. I always love to add string lights and a fire pit. String lights always give a space that magical feel, and a firepit really makes it feel cozy and warm especially in the colder seasons. It also gives your guests an entertainment option to spend an evening roasting marshmallows or hanging out gathered around the fire. Who doesn’t love that?
Step 5: Protect your Outdoor Furniture

Don’t be afraid to splurge on comfy outdoor furniture or grab a few outdoor pillows to spruce up your outdoor spaces. It’s easy to keep your outdoor furniture safe all year long if you invest in a deck box and a few furniture covers. Not only will these protective items keep your furniture safe and give you peace of mind, but they can also give your guests a safe spot to put things away should the weather change during their stay.
