I feel bad writing such a negative review. It took me a while to determine why my water heater pressure relief value kept triggering at 150 psi. After taking countless pressure readings, with the water heater turned off and on, I believe that I was able to narrow this issue down to a faulty pressure regulator. The issue was not the expansion tank. I noticed the pressure would creep up with the water heater turned off. For example, the house pressure would be set at 40 psi, then creep up intermittently to say 60 psi, then increase further when the water heater turned on. Unfortunately I do not know the incoming pressure from the City. I can only assume that it's higher, say anywhere from 80 to 120 psi. I believe what was happening is the expansion tank would fill up prematurely due to the higher that expected water pressure. This would render the expansion tank useless when the water heater turned on later. Just a theory. I replaced this Zurn with a Watts and the pressure now holds steady at 50 psi (when water is turned off of course). Also, the pressure barely increases (less than 5 psi rise) when the water heater turns on. I believe the expansion tank helps to limit the pressure rise when the water heater is on. I took the Zurn apart in an attempt to understand what could have gone wrong. After understanding how it works, I felt that the stem O ring may have been loose enough to allow for higher pressure water to leak just beneath the diaphragm and thus cause the house pressure to creep up. That's not good. When this happens, yes, the diaphragm shuts the valve even more so which is good. However, water is still leaking between the stem and O ring causing the house pressure to increase. Note I use the word "felt" because this assessment or conclusion may be completely wrong. While I am disappointed with Zurn and would expect a pressure regulator to last more than 1 year I am just happy that this is now fixed!

    The valve is solidly built and does regulate pressure. Only issue was that the plastic washers/seals on the side-mounted caps were both cracked. This didn’t reveal itself until the valve was installed and water turned back on. My advice would be to discard the seals and reinstall the caps with Teflon tape and/or pipe dope right from the start.

      It happens that my builder installed this same (Zurn-Wilkins 3/4...
      It happens that my builder installed this same (Zurn-Wilkins 3/4 in. x 3/4 in. Brass Pipe-Thread Water-Pressure Reducing Valve) model in 1990, and just 29 years later, it started to drip. So the previous unit performance was "good enough for me" and I was pleased to be able to replicate the success at Home Depot the day before vacation saving myself from a lot of lost water and a BIG mess.
