Definitely made the inside of my house cooler.
If you have a metal roof, this stuff is great. I used Lanco acrylic sealer and primer with this. One 5 gallon bucket did a entire 1100sqft area. We usually run the air all day long. Now we cut it on maybe once or twice. I'll try to remember to update my review come June and July. We live in Mississippi, so it won't be long before it is obnoxiously hot ajd humid.

Hi Rek238, thanks for the five star review, but we recommend to apply a ratio of 100 square feet per gallon and two applications with a 24 hours drying in between. If you do this you will get a better outcome and your roof will last longer.

Easy to apply. Good product. I highly recommend it to extend the life of a shingles roof. It makes the shingles stick together. It's more than just paint.

Had my 1600 Sq ft low pitch roof done with this product to serve 2 purposes. 1st to lengthening the longevity of my roof and 2nd to be a reflective barrier to keep the Sun from heating my house my electric bill has already gone down $20 this first month I also noticed that my air conditioner has not been kicking on as much as it did last spring when the roof was just rolled roof and black. I did not use this product for a leak or any such thing. It was to reduce my electricity bill.. and seal and reflect the Sun from heating my home and of course preventive maintenance.

It rolled on thick and smooth. Dried fast (in AZ). I highly recommend. It was better than expected. The shipment was quick and it arrived intact/undamaged. I received notifications throughout the entire process. Great service by Home Depot and FedEx. Thank you.

It happened again
I figured after the first can was destroyed id have the next can delivered to the store for pickup woukd you believe fedex destroyed that one too?its been 10 days Home Depot hasn’t even reached out for updates or to refund my money I think Lanco needs to switch carriers

Elastomeric means rubbery. There is nothing rubbery about this product.

Hi Michael, the Lanco White-Seal roof sealer is elastomeric, it means that with the different temperatures in the atmosphere, the product stretches and returns.

Modest performance as a sealant
Applied two thick coats on a garage OSB sheet panel roof that was previously coated with asphalt emulsion but was leaking in sevearl areas. The Lanco White Seal product had no effect on reducing leaking. Also. adhesion and durability is questionable as the coating was starting to dissolve and come off the inderlying asphalt after ony 3 months of application.

Hi Kelly, good idea ,apply only when temperature is above 50º F (10º C). Do not apply if temperature is expected to drop below this level before drying is complete.
